| IMPROVEMENTS
WITHIN DISTRICT’S EASEMENTS |
| A permit shall be
obtained from the District prior to the construction of any docks,
decks, fences, brick pavers, seawalls, sprinkler intake lines or other
improvements within the easements, rights-of-way or water management
areas of the District. The District will review each permit application
on its own merits and determine its impact on the water management
works of the District. During the review process the District conducts
a field inspection of the property to determine if the easements are
in conformance with the District’s policy, specifically landscaping
and electrical improvements are only permitted if they meet strict
District requirements. Click on landscaping and electrical installations
below for details. The applicant shall submit a current complete and
sealed survey of the property with each permit application. The survey
shall indicate the existing edge of water, easements, drainage structures,
horizontal and vertical location of the control elevation and top
of bank and all necessary topography. Along with the survey, the applicant
shall submit a copy of the property owner's recorded warranty deed,
a homeowners association authorization letter, where applicable, and
the associated permit fee. An indemnification agreement will be required
with all applications for sprinkler intake lines larger than 2 inches
in diameter, docks, decks and seawalls. For all improvements requiring
an indemnification agreement, engineering drawings are to be submitted
on 11 inch x 17 inch paper size or smaller. The proposed improvement
is to be dimensioned and located on the survey in relation to the
property lines. |

| Prior to a final
approval from any city within our District, homeowners with permitted
improvements on waterfront lots or lots with a drainage easement must
obtain an inspection and written approval from South Broward Drainage
District, even if the improvement did not encroach into the easement. |

| NOTE: SBDD Inspector
will visit property in 1-2 days following your request. The SBDD Inspector
will be inspecting property for its conformance with SBDD regulations/policies.
A Residential Lot Final Inspection form indicating whether or not
the improvement was approved will be left at the property.
